I want to put a spotlight on two of our Closers—Julian and Thomas C.

These two didn’t wait for perfect market timing. They took what they had—an old lot—and turned it into 5 approved new construction townhomes.

They didn’t buy equity. They created it.

Using upzoning (aka “land lifting”), they got city approvals, unlocked the land’s true value, and I was able to fund them with just $100K down on a $3 MILLION loan.

You hear that?

They controlled the paper, redefined the parcel, and now they’re sitting on a future that’s cash-flowing and collateral-rich.

2. The Market Won’t Wait

Real estate developers in the Northeast are quietly buying small parcels in high-density zones and getting approvals BEFORE raising capital.
That’s the cheat code.

They’re walking into lenders with:

  • Entitlements done

  • Density maxed

  • Exit strategy baked in

And guess what? We fund them.

Lesson: Learn the zoning game or keep losing to the ones who do.
